2010 Election

This year, only one person -- Lenny Simmons -- submitted an application to run for one of the four open positions on the Board. Accordingly, Lenny Simmons is re-elected to the Board for a 2-year term, without opposition.

   

In accordance with the By Laws, current Board members Sara (Sawese) Bugbee, Stephanie Prunty, and Roma Gibson-King will continue to serve on the Board until the Board can recruit and elect replacements for them. Board members Al Lafaye, Linda Harang, and Patsy Phipps will be serving the second year of their 2-year terms.

    

The new Board will take office effective July 1, 2010, which is the start of the Association's fiscal year. At its first meeting of the new fiscal year, the Board will elect officers, set fines and penalties, and establish the standing committees. You will be notified of these developments within the first weeks of July.

   

Please remember that the Association's Annual Meeting will be held at the South Pool (weather permitting) on June 30 , 2010 starting at 6:30. The Annual Report will be presented, and we will have Food and Refreshments. We hope you will attend.

 

2010-11 Budget and Condo Fees

The Budget for 2010-11 did not increase, therefore condo fees will remain the same for the next fiscal year (July1, 2010 - June 30, 2011). A copy of the budget will be posted on the website. This is the 4th year that condo fees have not been increased.

 

Maintenance Schedule

The association paints and repairs each building approximately once every five years. Storms and other events may affect the schedule. Click here to view the proposed schedule. To see the updated status check the current newsletter.

 

Notice

As per Jefferson Parish Ordinance Section 20-133 and Audubon Trace Condo Association Rules and Regulartions - page 2, Safety - No. 8, the discharge of firearms or fireworks is illegal in ATC and Jefferson Parish.

Anyone caught will be fined (fines to be determined by the Board.) If you see anyone discharging fireworks, please call 911.
Audubon Tracer
The association periodically publishes Audubon Tracerour newsletter. Remember to check the current issue for up to date information and reminders. The June 2010 issue has reminders about insurance; driving and parking; pool rules; updates on the condominium fees policy; garbage; as well as maintenance updates.
 
Hurricane Preparedness
The hurricane season is approaching and while we all hope we won't have any bad storms this year we do need to be prepared.
 
Review your Flood and Property and Liability policies to make sure you have enough coverage for the interior of your unit and your contents.

If a hurricane is approaching, do not place the contents of your freezer in the dumpster. Click here for the garbage policy.

Fire Marshall - BBQ Grills
The Jefferson Parish Fire Marshall inspected the Audubon Trace property on May 13, 2008 and cited several owners in violation of Jefferson Parish Fire Code.


The Code provision prohibits barbequeing with a propane or charcoal grill on any of our wood balconies or decks, under any balconies or overhangs, or within 10 feet of any building. To see the list of guidelines, click here.

Reminders
Garbage collection is on Mondays and Thursdays. Please put your trash out after 5:00 pm the day before. Remember there is a dumpster near the manager's office if you have large items or if you will be out of town on collection day. Owners please do not leave trash outside the dumpster if it is already full. The Dumpster Service will not be able to pickup the dumpster to dump it.
 
Condominium dues are due on the first of each month and deliquent if received after the fifteenth. For new policies on delinquent fees see the June 2010 newsletter.
